The handover dateis specified in the agreement for the conclusion of future contracts, no later thanDecember 31, 2024. Following the handover of the properties, a trial operation is planned for apartment owners, followed by the resort’s grand opening.

The apartment is built on a “turnkey” basis, which means that the purchase price includes the built-up area, a co-ownership share in the common areas and facilities, and all the apartment’s furnishings. You will take possession of your property with a final occupancy permit and ready for use or occupancy.

Payment can be made in cash, through a loan, or a combination of these options. The payment schedule can be set as follows:

• 70/30 Deferred Payment Financing
  •  I. First installment: 70% of the purchase price upon signing the contract
  • You will pay the second installment—30% of the purchase price—in the form of an interest-free loan during the term of the lease. To cover these payments, you can choose a guaranteed return, which will ensure worry-free repayment.
• 80/20 Accelerated Financing, which gives you a 5% discount on the purchase price
  •  I. 80% down payment upon signing the contract
  •  II. 20% payment after the apartment is approved for occupancy
• Standard Financing
  •  I. 30% down payment upon signing the contract
  • II. 30% payment upon completion of the structural work (roof completed and windows installed)
  •  III. 30% payment upon completion of the interior
  •  IV. 10% payment after the apartment is approved for occupancy

Our company provides comprehensive apartment rental management services. 

Under the lease agreement, the resort management costs are borne by the property manager, TILIA RESORT.If the owner manages the apartment on their own, they pay the full amount for resort management, which is 170 EUR per month.

The costs for utilities (cold water, wastewater disposal, electricity,and heat from a geothermal well) are paid by the owner based on actual meter readings, plus the cost of TV and internet—this applies only to variable returns. With a guaranteed return, the apartment owner does not pay the costs associated with the resort’s and apartment’s operating expenses. 

In the case of a variable revenue model, the owner is entitled to 70% of the revenue from accommodations. 

If the landlord chooses the guaranteed return option, they will receive 5% of the purchase price (excluding VAT) after the apartment is handed over.

As long as your apartment is managed by the resort, it is our responsibility to take out an insurance policy by the date the apartment is put into operation. Otherwise, it is your responsibility to obtain insurance.

You also have that option. In this case, you will be responsible for the resort management fees of €170/month (lawn mowing, snow removal, maintenance of roads, lighting, etc.),the apartment operatingcosts of €80/month (water and sewer, electricity, heating—thermal energy, TV, and internet), apartmentmaintenance if desired (according to the current price list), and an insurance policy.

Revenue will be paid quarterly, and the owner will be notified electronically each month regarding the occupancy rate of their apartment. 

In the case of a variable-rate rental, the estimated costs are 80 EUR/month (water and sewer, electricity, heating—thermal energy, television, and internet). Other costs are borne by the tenant, that is, our property management company. 

We are entering into a lease agreement for an indefinite term, and after 5 years, you have the option to terminate the agreement without cause.
